Stop pricing Worcester homes to leave room

Homes that gave up and never sold

Stop pricing high in Worcester to leave room for offers. I pulled every listing through November 2, 2026.

Pricing high to leave room costs you a sale in Worcester

Here is what I found when I lined up the homes that gave up against the ones that sold. The homes that gave up first asked $450,000. The homes that sold first asked $449,900. That is only a $100 gap.

So pricing high did not even get sellers more room. It got them nothing. The homes that never sold were priced almost the same as the homes that did, they just did not move.

Look at the $500,000 to $550,000 range. For every 10 homes that sold there, almost 3 gave up instead, a 22.4% rate. The $550,000 and up range sits close behind at 22.3%. Compare that to the $400,000 to $450,000 range, where only 15.3% gave up. Pricing in that higher bracket is not just a bigger number. It is a bigger risk of not selling at all.

Do this instead
  1. Price at what the data shows homes like yours are actually selling for, not what you hope to negotiate down from.
  2. A home priced right gets looked at the first week, when the most buyers are watching.

Who this does not apply to

If you are not in a hurry and you can sit on the market for months without stress, a little extra room is not the end of the world. Some sellers genuinely do not mind waiting. But 141 Worcester homes came off the market with no sale in this window, and only 8 of those came back and sold later. Most that give up stay given up.

This also matters less under $400,000. Homes in that range held up best, selling at or over their asking price 82.4% of the time. Buyers are moving fast down there and a little extra room costs less.

What to do with this if you are buying or selling

If you are selling, look at your price range before you pick a number. Homes asking $550,000 and up are giving up at nearly the same rate as the cheapest homes in town, 22.3% versus 21.1% under $400,000. A high number does not protect you, it just slows you down.

If you are buying, know that rates are still part of the math. The average 30 year fixed mortgage rate was 7.18% as of November 5, 2026, down slightly from 7.24% the week before, according to Freddie Mac's weekly rate survey. That is still well above the 6.22% rate from a year ago, so a seller who priced high and sat on the market may be more open to talking than the listing suggests.
